Published coverage notes
Homepage, pricing, and /about/insurance-bonding/ describe a fidelity bond, cyber liability, and Errors & Omissions on every exchange. The insurance page names covered risks (unauthorized transfers, theft, cyber, professional-service claims) but publishes no dollar limits — request a current certificate. Do not invent amounts.
Fund handling
Pricing and homepage: segregated, insured Qualified Escrow Accounts; funds not commingled with operating funds or other client accounts; FDIC-insured accounts at qualified depository institutions (pricing ‘How does 1031x Protect Your Exchange?’). Dual-signature / who-can-wire mechanics are not described.
Fee structure
Pricing page (fetched 2026-09-07): Standard $1,250 flat (1 sale + 1 purchase); Managed $1,950 flat; Complex starting at $6,500 (reverse, improvement/construction, large portfolios). Additional properties on Standard/Managed: $500 per sale, $350 per purchase. Firm states the fee is flat within each tier — no wire fees, rush fees, or add-ons. Complex additional-property pricing ‘varies based on structure’; final Complex fee confirmed after consultation.
Who it is for
Nationwide forward, reverse, construction/improvement, and multi-party 1031 exchangers. Footer: QI as defined under Treas. Reg. §1.1031(k)-1(g)(4). Leadership page: founded 1994 in Denver as an online exchange shop.
Verdict
One of the few QIs with a current public fee card and a named CES® CEO, plus a homepage FEA-membership line and a written segregated-QEA story. Insurance is marketed as E&O + cyber + fidelity with no dollar limits on the pages cited — ask for certificates. Volume figures ($8B+, 15,000+ clients/exchanges) are the firm’s own. The FAQ treats DST interests as a possible like-kind replacement type; that is educational, not a DST sponsor offering, so DST stays unknown as a QI product badge.
Notes
This is a QI custody file, not a securities offering. The footer legal name is 1031X.com, Inc. The leadership page says attorney Steven Hickox and broker Christopher Sayre started “1031x.com, LLC” in 1994 and now refers to 1031x.com, Inc. (1031X).
Homepage (fetched 2026-09-07) is the FEA-membership source (“Member of the Federation of Exchange Accommodators”) and the CES-on-staff source. Sean M. Ross, CES®, is named as CEO on the leadership page. Other staff are not listed with CES® there.
Homepage, pricing, and the insurance-bonding page market E&O, cyber liability, and a fidelity bond without published dollar limits. Segregated, insured qualified escrow / FDIC-insured depository language is on the homepage and pricing page. Dual-signature is unpublished (industry dual-auth language elsewhere on the site is not treated as “we do this on every file”).
Service menu: forward (delayed), reverse, improvement/construction, and complex/multi-party. Firm-stated marketing figures on the homepage include “$8B+ in 1031 exchanges completed,” “15,000+ investor clients,” and “32 years”; the pricing track-record block says “15,000+ exchanges completed” and “zero client escrow fund losses.” Those are not independently verified here.
The homepage FAQ mentions Delaware Statutory Trust (DST) among property types that can be like-kind. That is not treated as a DST securities offering or as a “DST: yes” QI-administration badge.
