Fees · published cards only · not a quote

QI fees, only where the firm printed a number

A qualified-intermediary fee is a private contract price. There is no federal or state fee schedule for holding 1031 proceeds. Most directory firms do not publish a dollar card; those fees stay unknown on this site. This page collects the public numbers we can still open, with the access date and the URL. It is not a ranking, not a “typical market” study, and not a quote. If a firm’s page does not state a number, we do not invent one — including for IPX1031 and Asset Preservation.

Unknown stays unknown

IPX1031, API, Accruit, First American Exchange, Computershare, Exchange Authority, 1031 Services, Olympic Exchange, and most other listings have no public dollar card on the pages cited for those files. Olympic publishes “flat, transparent fee” and $0 consultations without a dollar. Accruit publishes a fee-for-service model and criticism of no-fee/float shops without a card. None of that is converted into a number on this page.

Fee versus float

Two different prices sit on a 1031 file: the engagement fee, and who is entitled to interest while proceeds sit. Ask both in writing. A low or $0 fee that is paid for by retained float can cost more than a flat fee that credits 100% of interest to the client (Olympic Exchange publishes the latter without a dollar fee). Deferred publishes the former on forwards. Neither model is “the industry standard” unless a firm’s own page says so — and marketing “industry standard” lines are not copied here as facts.

What to put in the engagement letter

  • Dollar fee for this structure (forward / reverse / improvement / extra properties).
  • What is included: wires, rush, extra properties, EAT formation, construction draws.
  • Who is paid interest, at what contractual rate if any, and whether a “no-fee” file is float-funded.
  • When the fee is earned if the exchange aborts.

FAQ

What does a typical 1031 QI charge?

The QI File does not publish an invented typical fee. Most firms in the directory have no public dollar card. The table on this page lists only amounts that still appear on a cited firm page. Treat each figure as that firm’s marketing price as of the access date, not a market index.

Is a $0 or “no-fee” exchange actually free?

Ask who keeps interest (float) on the parked proceeds, for how many days, and whether that split is in the exchange agreement. A published $0 forward fee can be a float-funded model. Deferred Inc. says so on its pricing page. Other firms criticize no-fee pricing for the same reason. Neither story is a fee card for a firm that has not published one.

Why are reverse and improvement fees higher when they are published?

The firms that print a reverse or improvement number are pricing EAT formation, parking documents, and construction-draw work — not a second delayed exchange. That is their stated scope, not a regulatory fee schedule. See the reverse-exchange QI page and forward vs reverse vs improvement.

Do IPX1031 and API publish fees?

No, not on the pages cited for those custody files. Their fee is unknown here. See the IPX1031 vs Asset Preservation comparison.
