About: FDIC insurance plus ‘our own insurance policy and fidelity bond’ — no dollar limits. Fee page (dated August 7, 2026): exchange funds held in accounts ‘individually insured up to $240 million,’ contrasted with standard FDIC $250,000 per depositor, per bank. The fee page does not publish the bank list or the deposit-network mechanic behind that $240 million figure — do not invent one. Ask for today’s declarations and how a live file is actually insured.

Fund handling

Homepage step 4: title company wires net proceeds to the exchangor’s segregated trust account under WealthBuilder 1031’s control; the account is under the exchangor’s name and tax identification number. QI page: segregated, secure escrow. About: online wiring platform with multifactor authentication and dual approval control.

Fee structure

Fee page: flat $1,000 for standard delayed and simultaneous exchanges; flat $6,500 for reverse and improvement exchanges (includes state filing fee and initial registered-agent fee that WealthBuilder controls). +$250 per additional replacement property beyond the first, on all exchange types. No separate wire, administrative, or surprise fees. Third-party title, escrow, lender, and recording charges are outside the QI fee. Charged when a property closes; fees appear on the closing statement.

Who keeps the float

Fee page: exchange funds held through WealthBuilder do not earn interest for the exchanger.

Who it is for

Nationwide delayed, simultaneous, reverse, and improvement 1031 exchangers who want a published flat-fee card. About: Brazos 1031 Exchange Company, LLC formed 2009; now branded WealthBuilder 1031. Offices: 422 Tarrow St, Ste 101, College Station, TX 77840 and 8204 Elmbrook Dr., Ste 203, Dallas, TX 75247; 888-508-1901. Founder/President Chris Peterson, licensed Texas attorney (Peterson Law Group). CES® and FEA unpublished. DST work is not on the pages cited.

Verdict

Source-rich fee-and-custody file: legal LLC on the About page, TIN-titled segregated trust, dual-approval wires, a dated public fee card, and an explicit no-interest-to-exchanger float policy. Bond and E&O dollars are unpublished. The $240 million ‘individually insured’ claim is firm marketing on the August 7, 2026 fee page — cite it, do not treat it as a verified deposit-network diagram. This is QI custody, not a securities offering and not Peterson Law Group acting as the taxpayer’s counsel on the exchange. Confirm the contracting name (Brazos vs WealthBuilder), today’s insurance certificates, and how the $240 million coverage is actually placed on your account.

Notes

This is a QI custody file, not a securities offering. The About page states Brazos 1031 Exchange Company, LLC was formed in 2009 by the attorneys of the Peterson Law Group. The public brand is WealthBuilder 1031. Confirm which name is on the exchange agreement.

Chris Peterson is founder and President and a licensed Texas attorney. That is not a CES® listing. FEA membership is unpublished.

The $240 million individually-insured figure is copied from the firm’s August 7, 2026 fee page, which contrasts it with standard $250,000 FDIC coverage and mentions “enhanced, multi-bank protection” only as a red-flag talking point about other QIs. This directory does not reconstruct a sweep, ICS, or CDARS structure that the page does not describe.

About-page copy says “We should have robust safeguards” before listing MFA wiring, dual approval, FDIC, insurance, and a fidelity bond. The dual-approval and TIN-trust sentences are the operable custody facts; the modal “should” is the firm’s wording, not a finding that the controls are missing.
