Published coverage notes

1031 page: exchange funds go into KB Exchange’s custodial escrow account. No fidelity-bond or E&O dollar amount on the page cited.

Fund handling

1031 page: if KB Exchange is the QI, exchange funds are deposited into ‘our custodial escrow account.’ The account may be interest-bearing for an additional $100 fee. The page does not say the account is titled in the taxpayer’s name or TIN, and it does not use a never-commingled sentence. Ask for the live account title and bank.

Fee structure

Published forward-exchange schedule on the 1031 page. When relinquished-property title is issued by a Knight Barry Title Group member: Wisconsin $750 (relinquished + one replacement); Minnesota $800; Florida $800; each additional replacement disbursement $175. When title is issued by a third party: the state amount plus $100, and each additional replacement disbursement $150. Interest-bearing account $100 (rate fluctuates). Cancellation $100 if KB Exchange is asked to draft documents and the exchanger does not proceed. Starred fees due at relinquished close; double-starred at replacement close. Reverse / build-to-suit dollars are not on that card.

Who keeps the float

Optional interest-bearing custodial account for a $100 fee; the page says the interest rate will fluctuate. It does not say whether KB Exchange retains a share of that interest.

Who it is for

Forward 1031 exchangers, especially where Knight Barry Title Group issues the relinquished-property title in Wisconsin, Minnesota, or Florida. The same page lists reverse, installment, and build-to-suit exchanges as other forms that need unique documents before the first closing. Coordinators named: Tami Yunke (920.785.7064) and Scotti Schmid (414.727.4545); 1031exchange@knightbarry.com. CES® and FEA are not on the page cited. DST work is not listed.

Verdict

A title-family QI with an unusually plain published forward fee card and named coordinators. Custody language is thinner than the fee card: ‘custodial escrow,’ optional interest-bearing for $100, no TIN sentence, no dual-sign, no bond dollars. Reverse and build-to-suit are offered as document sets, not priced on the public schedule. This is QI custody, not a securities offering. Ask for today’s escrow bank, how the account is titled, who can wire, and a written reverse/build-to-suit quote before a large hold.

Notes

This is a QI custody file, not a securities offering. The 1031 page uses Knight Barry Exchange LLC (“KB Exchange”) and says KB Exchange and its sister companies do not give legal or tax advice. Relinquished-property title issued by “a member of the Knight Barry Title Group” is the cheaper fee path. Confirm the named party on the exchange agreement.

Named coordinators are operations contacts, not CES® holders. CES® and FEA membership are unpublished on the page cited.

Installment sales (carry-back note) are listed as a distinct exchange form. That is not coded as DST administration.
