Published coverage notes

Money Safety section: exchanger sub-account at an unnamed Trustee Bank. No fidelity-bond or E&O dollar amount on the pages cited.

Fund handling

Homepage Money Safety: each exchanger has a separate sub-account within the Attorney 1031 Master Exchange account at the Trustee Bank; individual exchanger funds are never co-mingled with any others. Dual-signature outbound: one signature on behalf of Attorney 1031; the other is a client-designated signer whose identity and confirmed signature are provided to the Trustee Bank and are unknown to Attorney 1031. No monies transfer without that procedure.

Fee structure

No public dollar card for forward or reverse work. Homepage: $500 referral fee paid to referring attorneys. Service Satisfaction Guarantee: if the attorney or client is dissatisfied with attentiveness, responsiveness, or quality of service, Attorney 1031 will refund its fee.

Who it is for

Attorney-run QI brand marketed to referring real-estate attorneys. Founder John Galley (homepage and Meet the Founder): decades as a licensed real-estate attorney in Illinois and Wisconsin; Dartmouth; IIT/Chicago-Kent. Published contact jrgalley@msn.com. Reverse, improvement, and DST menus are not on the pages cited. An LLC / Inc. suffix is not printed.

Verdict

Clear published custody mechanic for a small attorney QI: sub-account inside a master exchange account, never co-mingled, plus a dual-sign wire where the client-side signer is unknown to the QI and is lodged at the trustee bank. That is stronger than most boutique marketing pages. FEA language is Galley’s personal ‘Charter Member of the Midwest Chapter,’ so company FEA stays unknown. CES names, bond dollars, reverse/improvement/DST, and a legal-entity suffix are unpublished. The $500 attorney referral fee is a sourced marketing fact, not an endorsement — referring lawyers should run their own RESPA and ethics analysis. Ask for the current trustee-bank name, the live dual-sign form, and the contracting party on the exchange agreement.

Notes

This is a QI custody file, not a securities offering. The public brand is Attorney 1031 / Attorney1031. An LLC or Inc. suffix is not printed on the pages cited and is not invented here. Confirm the named party on the exchange agreement.

John Galley’s credential list includes “Charter Member of the Midwest Chapter of the national Federation of Exchange Accommodators (FEA).” That is personal membership language, not a sentence that the company is an FEA Regular Member, so feaMember stays unknown. CES® is not used on those pages.

The homepage also describes a prior era brand, Investor’s Exchange, and historical referral-fee payouts in Illinois (1997–2007). Treat those as firm-stated history, not current volume or a rating.

The $500 referral fee and fee-refund guarantee are published marketing. This directory does not opine on RESPA, fee-splitting, or professional-conduct rules. Ask counsel before relying on a referral arrangement.
