Fund handling

Services & Fees page: money-center bank depository; in all cases funds held under the client’s name (or entity name) and tax ID number; clients must approve any and all disbursements; escrow accounts insured 100% by the FDIC and the Massachusetts Depositors Insurance Fund (page spelling: ‘Massachussetts’); escrow partner The Provident Bank.

Fee structure

All-inclusive fees quoted at engagement. No public dollar card. Firm states it is not a ‘discount exchange provider’ and that price depends on complexity, parties, properties, haste, and other file-specific factors.

Who it is for

Nationwide 1031 exchangers (firm says it covers the entire U.S.) working with an independent New Hampshire–based QI. Team phones are 603-area; Tim Burger manages reverse and build-to-suit projects and client escrow accounts.

Verdict

Strong published custody mechanics — taxpayer-named/TIN accounts at Provident Bank, client approval of every disbursement, FDIC plus Massachusetts DIF — and a types page that actually describes reverse and build-to-suit parking formats. Weaker on trade-association and insurance-dollar disclosure: FEA, CES®, fidelity, and E&O are not on the pages cited. Fees are quote-only. Ask who signs at the bank, not only who ‘approves’ internally.

Notes

This is a QI custody file, not a securities offering. Edmund & Wheeler, Inc. is the legal name on the Services and Fees page. The homepage brand is Edmund & Wheeler / EWI. No corporate parent is published on the four pages cited.

Banking and Safeguarding the Funds (Services and Fees, fetched 2026-09-07) is the custody source: client or entity name plus tax ID; client must approve any and all disbursements; 100% FDIC and Massachusetts Depositors Insurance Fund; escrow partner The Provident Bank. The page’s own spelling is “Massachussetts.” Dual-signature is recorded as yes because the firm requires client approval of every disbursement; whether the deposit bank also enforces two tokens is not separately described.

Types of 1031 Exchanges lists delayed direct, reverse (exchange last and exchange first) with a single-purpose entity, delayed build-to-suit, and reverse build-to-suit. Improvement/build-to-suit and reverse are therefore yes. DST is not marketed there.

Fees are all-inclusive and quoted at engagement. Team page names John D. Hamrick, Chris Brown, Tim Burger, and Mary O’Toole — none with CES® on that page. FEA membership is not asserted there.
