Published coverage notes

Nebraska Investors Title agency page (affiliate description of ITEC): fidelity bonding on funds, independent outside auditing, detailed transaction summaries. No fidelity or E&O dollar amount on the ITEC exchange-services page or the 2018 guidelines PDF. Do not import insurance-exam dollars from the title-insurance parent.

Fund handling

2018 Basic Guidelines PDF still linked from the live exchange-services page: ITEC accounts are independently audited; all disbursements from ‘your account’ must be approved by the taxpayer or the taxpayer’s attorney; exchange agreement specifies an interest rate. Affiliate agency page: interest-bearing exchange accounts and fidelity bonding (no dollars). No TIN-title or never-commingled sentence on the ITEC exchange-services page. Ask for today’s account title and whether funds are segregated from other clients and from operating cash.

Fee structure

2018 Basic Guidelines PDF: ITEC charges a low, flat-rate fee; call for current rates. No public dollar card.

Who keeps the float

2018 Basic Guidelines PDF: exchangers earn interest at the rate specified in the exchange agreement; interest becomes part of the exchange funds and is unavailable until the exchange ends (taxable as interest income).

Who it is for

Title-family QI in Chapel Hill, North Carolina. Exchange-services page: Investors Title Exchange Corporation (ITEC), subsidiary of Investors Title Company, established 1988; more than 38 years of QI services; more than 20 professionals; eight Certified Exchange Specialists® on staff (individuals not named); ExchangeCONNECT™ platform. Sister company Investors Title Accommodation Corporation (ITAC), established 1994, is the published EAT for safe-harbor reverse exchanges. Contact on the live exchange and accommodation pages: 121 N. Columbia Street, Chapel Hill, NC 27514; PO Box 2687, Chapel Hill, NC 27515; 984-364-2752.

Verdict

Institutional title-family file with a named legal entity, public parent (NASDAQ: ITIC), eight unnamed CES®, and a published reverse path through sister EAT ITAC. The 2018 guidelines PDF still hosted on invtitle.com is the FEA, interest, flat-fee, build-to-suit, and taxpayer/attorney disbursement-approval source — dated, so ask whether FEA membership, the approval mechanic, and today’s fee card still match. Segregation and bond dollars are not on the current ITEC marketing page; affiliate agency copy says ‘fidelity bonding’ without a limit. This is QI custody (ITEC) and EAT titleholding (ITAC), not a securities offering.

Notes

This is a QI custody file, not a securities offering. The contracting QI name on the cited Investors Title pages is Investors Title Exchange Corporation (ITEC). Reverse safe-harbor titleholding is published under the sister entity Investors Title Accommodation Corporation (ITAC). Confirm which entity is on your papers.

The exchange-services page states eight Certified Exchange Specialists® are on staff and does not name them. Names are omitted.

Company FEA is taken from FAQ 2 of the still-linked Basic Guidelines PDF (B-25, Rev. 7/2018): “ITEC is a professional qualified intermediary service that handles hundreds of exchanges every year and is a member of the national Federation of Exchange Accommodators.” That sentence is primary-site, but it is eight years old. Ask for current membership, not a LinkedIn post.

FAQ 7 of the same PDF says ITEC can assist with facilitating a build-to-suit exchange. That is the improvement source. DST-as-replacement work is not described on the pages cited.

Do not import a dollar fidelity figure from an Investors Title Insurance Company regulatory exam. Those are parent title-insurer exam facts, not an ITEC QI bond limit published on the exchange pages.
