Fund handling

About: all exchange funds are deposited in separate FDIC or NCUA insured accounts for each exchange; the firm says it monitors those institutions and does not invest funds in any securities. Exchange Types: a separate interest-bearing account is set up for the exchange funds. Basics: proceeds are held in an interest-bearing account where each client earns interest, at a federally insured financial institution. Dual-signature / QEA wire control is not on the pages cited.

Who keeps the float

Basics: each client earns interest on the interest-bearing exchange account. Exchange Types: a separate interest-bearing account is set up for the exchange funds. No public split or rate card.

Who it is for

Idaho / Eastern Washington title-family QI for exchangers who want Pioneer 1031 Co. — affiliated with Pioneer Title Companies of Idaho and Eastern Washington — to run delayed, reverse, and improvement / build-to-suit exchanges with two named CES® accommodators. Public brand: Pioneer 1031 Co. About and sample-language pages also print Pioneer 1031 Company. Confirm the named party on the exchange agreement. Office: 1211 W. Myrtle Street, Suite 100, Boise, ID 83702. Phone 208.373.3734 / 800.556.1031. Email main@pioneer1031.com. DST is not on the pages cited.

Verdict

Boise title-affiliated QI with a company FEA-member claim (active member since 1995), two named CES® holders, separate FDIC/NCUA accounts per exchange, published reverse plus improvement / build-to-suit, and Fidelity plus E&O coverage available on request — without dollar amounts. That is enough to list. The Washington RCW 19.310.040 block on the Basics page is a statute reprint (bond of not less than $1 million or qualified escrow/trust with consent), not a finding that Pioneer posted a $1 million bond. Dual-signature wires, a fee card, DST, and an LLC suffix are not on the pages opened. Ask for today’s certificates, the live account title, and who can release the wire before a large transfer.

Notes

This is a QI custody file, not a securities offering. The public brand on the homepage is Pioneer 1031 Co. About and the sample-language page also print Pioneer 1031 Company. An LLC suffix is not on the pages opened 2026-09-13 and is not invented here. Pioneer 1031 is the intermediary that would hold exchange proceeds. A Delaware statutory trust is typically a securities offering sold by a sponsor and registered representatives — a different product. The pages opened for this file do not publish a DST desk.

About: Pioneer 1031 Company originated in November 1993 and has been an active member of the Federation of Exchange Accommodators since 1995. That is a company claim. Same page: affiliated with the Pioneer Title Companies of Idaho and Eastern Washington; member of the local Association of Realtors and the Idaho Land Title Association; complies with the Idaho Escrow Act. No registration number is printed, so stateRegistrations stays empty.

About names two Certified Exchange Specialist® accommodators still listed 2026-09-13: Lauren Peña, CES® (Accommodator and Banking Coordinator; the bio says she passed the CES exam in 2023) and Allissa Edwards, CES® (Accommodator / Office Manager). Jesse Hamilton is Executive Vice President & General Counsel — not added as CES®. Bobbie Crooks, Shelby Hinkle, and Carlyn Humphrey are listed without CES® marks.

Exchange Types: delayed; reverse (P.E.A.T. / exchange accommodation titleholder parking under Rev. Proc. 2000-37); and improvement / build-to-suit. Reverse and improvement are therefore yes. About also markets delayed, reverse, and personal-property exchanges. Personal-property menu language is not a finding that post-TCJA personal property still qualifies — confirm with counsel.

About: all exchange funds are deposited in separate FDIC or NCUA insured accounts for each exchange; the firm says it does not invest funds in any securities. Exchange Types: a separate interest-bearing account is set up for the exchange funds. Basics: proceeds sit in an interest-bearing account where each client earns interest, at a federally insured financial institution. Dual-signature / QEA wire control is not on the pages cited.

About: Fidelity and E&O insurance coverage, available upon request. No dollar amounts. Do not invent any.

Basics reprints Washington RCW 19.310.040(1)(b): an exchange facilitator must either maintain a fidelity bond of not less than one million dollars protecting clients against criminal acts of the facilitator, or hold all client funds in a qualified escrow or qualified trust that requires the client’s consent for withdrawals, plus separately identified TIN accounts and written verification directions. That is a statute reprint — a menu of legally recognized options — not a statement that Pioneer posted a $1 million bond. It is not copied into fidelityBond.

No public fee card or DST desk on the pages cited. About’s 8,500-exchange / 45-state volume line is firm marketing, not a rating. Ask Pioneer 1031 for today’s bond and E&O certificates, the live account title, whether a second signature is required to move funds, and who can release the wire — then read those papers, not this summary.
