Fund handling

QI-hiring article: all exchange funds are held in a segregated account for the benefit of the Exchangor; never commingled with other client funds or operating accounts. Dual-signature / QEA wire control is not on the pages cited.

Who it is for

Nationwide delayed, reverse, and improvement 1031 exchangers who want a title-backed QI. About: Security 1st Exchange is a wholly-owned subsidiary of Security 1st Title (title insurer started 1944). Public brand: Security 1st Exchange. An LLC / Inc. suffix is not printed on the pages cited and is not invented. Phone (855) 446-1031; 1031@security1st.com. A street HQ is not on those pages. DST-as-replacement QI work is unpublished there.

Verdict

Title-backed Midwest-family QI with a clear published segregation sentence and a real reverse/improvement menu (Exchange Last / Exchange First EAT under Rev. Proc. 2000-37; improvement EAT + vendor disbursements). Bond and E&O dollars, company FEA, named CES® staff, and dual-signature wires are not on the primary pages opened. Do not import a third-party directory address or a social-media CES® name. Ask for today’s certificates and the live account title before a large wire.

Notes

This is a QI custody file, not a securities offering. The public name on every cited page is Security 1st Exchange. An LLC or Inc. suffix is not printed there and is not added. Confirm the contracting name on the exchange agreement.

About: Security 1st Title started in 1944 as an independent title insurer “backed by seven of the industry’s top underwriters.” Security 1st Exchange is a wholly-owned subsidiary and has acted as QI for “over the past 20 years.” That is parent strength marketing, not a published bond or E&O dollar.

QI article (7 September 2022, still live 2026-09-12): delayed-exchange QI engagement before relinquished closing; “we hold all exchange funds in a segregated account for the benefit of our Exchangor. There is never comingling of funds with other client funds or operating accounts.” Comingling is their spelling.

Types page: Delayed, Improvement, Reverse. Reverse page: Exchange Last (most common — EAT takes replacement; taxpayer funds that close) and Exchange First (EAT takes relinquished); Rev. Proc. 2000-37; 45/180. Improvement page: delayed sale into Security 1st Exchange as QI, EAT takes replacement, QI disburses to vendors, EAT deeds to taxpayer at completion or period-end. Reverse and improvement are therefore yes. DST is mentioned only as a same-taxpayer vesting example on a resources page and is not a QI-of-DST-replacement menu, so DST stays unknown.

CES® names and company FEA membership are not on the pages cited. Contact is phone and email only; a Wichita street line from third-party directories is not copied here.
