Fund handling
Account titling, segregation, and wire-control mechanics are not described on the About or homepage pages cited here.
Who it is for
Nationwide 1031 exchangers working with an attorney/CPA-led QI that publishes reverse-exchange capability. About page: more than 30 years; marketing counts of 6,000+ / 5,000+ exchanges and deals ‘valued up to $300 million’ are the firm’s own.
Verdict
Named CES® leadership and an FEA-membership claim on the About page, plus reverse-exchange work called out on Leah Badach’s bio. The public site is thin on the custody stack — no published bond, E&O, segregation, or dual-signature facts on the pages used here. Allon Leiser’s Replacement Property / DST division is adjacent replacement-property guidance, not a DST sponsor securities offering and not enough to mark DST as a QI product. Ask for certificates and account controls before wiring.
Notes
This is a QI custody file, not a securities offering. The Sontag Group, LLC is the legal name on the About page. Samuel S. Sontag (Sam) is president and CEO, described as a CPA and attorney and as a certified exchange specialist. Leah Badach is manager and a Certified Exchange Specialist (CES), with reverse exchanges named in her bio. The About page also says the firm’s people are “certified exchange specialists and members of the Federation of Exchange Accommodators.”
Homepage services list 1031 exchanges, “Replacement Property Assistance,” and consulting. Allon Leiser, vice president, is described as head of the Replacement Property Division and as specializing in Delaware Statutory Trust (DST) replacement-property solutions. That is adjacent investment-guidance copy. It is not a Sontag-sponsored DST offering, and this listing does not invent DST terms, yields, or sponsor identities. dst stays unknown because the cited pages do not say the QI administers exchanges into DST interests as a documented QI product.
Improvement/build-to-suit is not asserted on those two pages. Bond, E&O, and how funds are titled are unpublished there.
